Well it’s 15k you’re already planning on using towards your principal- just making it yield the most money. Yes- you would be tied up investing - it’s actually a better yield to do it in 3-6mo increments too so it is tied for maybe a quarter but that’s the service you’re getting paid for. Agree this is strategy with money you can afford to invest. Yes it’s only $750 and technically only $188 more but would you rather have $562 or $750?Then you tie up 15k for a year to make $750? we refinanced our mortgage to a 15 year during the peak of covid. 2.4%! only 12 years left now and payments are the same as they were for our previous 30 yearOne extra payment to principal a year on a 30 year loan will pay it off 7 years early i believe. 15 year mortgage is the way to go if you can swing it....better rates too

Now that is a return on investment. Small amount put in and 1.5-2 years I can keep a branch of 2 and sell 6 for 400 each (if I’m greedy lol) and get $2400, a return of 600%. And I keep 2 to grow out, and starting with two will make my next grow out even faster as torches grow exponentially
