i will admit it is expensive $400,000 for a 1,500 sq ft house but if you would of gotten houses when they were super cheap (10 years ago) then you can flip them and make big bucks. this is when denver wasnt a popular town

I lived in Denver 08-2010 I remember.

Az was really cheap when I moved here from Co. in 2013, now prices have sky rocketed, thankfully I bought cheap and waited.
Things weren't cheap per se when I bought here in 2017, but when prices skyrocketed (again), I saw nearly a 40% appreciation in the value.

I used to be, because I told dad jokes, but didn't have any kids. Made me a faux pa.
Okay, ladies and gents (and everyone in between), on today's episode of Advetures in Reef Keeping, whilst finally getting around to pulling the reactors, I discovered that the gate valve feeding my ozone reactor off the manifold was stuck open. Ugh. Had to shut everything down, cut it loose, and replace the assembly. Fortunately, I had enough junk in my box o' plumbing parts to slap together a new one. I'm going to rebuild the entire manifold because I was out of 1.5" blue pipe and it doesn't match, plus I've never had a ball valve fail, whereas gates have caused me a number of headaches. That being said, I wasn't too concerned about the appearance. Pardon the sloppy work. Here's some pics of the hot fix:

That's why I love north of balt, not south. Bought in 2020 before rates went up.

We used to live in NOVA! Got enough of I-95 and moved to AK :face-with-tears-of-joy:
You made the smart move, my friend. I'm on the MD side of the beltway, and rarely cross the Potomac unless travelling to an LFS in NOVA. Still though, the traffic is the worst in the country. Consistently, year after year.

I had moved from New England to move in with the now-wifey, I remember getting on the highway at 10 PM on a Sat like "I'm gonna cruise!". ....Bumper to bumper. Sat night! what the heck?!?!

Thats where our last tank was, LFS was in Manassas, don't recall the name but they were pretty good! This was circa 2012 :beaming-face-with-smiling-eyes:

Probably Capital Aquarium. I used to like Marine Scene in Herndon, but they closed down (like a lot of them in the area). The absolute best LFS for coral used to be up 355 in Rockville, called Aquarium One, but they closed down in like 2015-2016 some time.

Really which weeks, seems like it never really gets that cold!
I don't remember. I went up there once and the lake was frozen enough we went out and drilled some holes. No luck, but still got to say we did it!

Nice! one of the reasons i love CO is because of the different sports and things you can do! plus the view from the rocky mountains!
Yeah, but our elk get bigger...

Capital Aquarium sounds familiar! This was stock from their shop back then, minus the Fiji rock we had shipped in. Gawd the old rock was nice.

Hey, I know better than to compare with Alaska. Although, I bet if we transplanted some moose they'd do fairly well here.
